Biophilic and neuroarchitectural principles govern how competing programme types share a site. Each condition — acoustic, daylight, spatial — is tested against defined thresholds at the design stage.

Biophilic design governs the relationship between programme types and the natural systems around them. Neuroarchitectural research translates that principle into measurable thresholds. Dynamic and diffuse light defines daylight-factor criteria per programme type; prospect and refuge, and biomorphic forms and patterns, determine orientation and floor-plan geometry — each confirmed before design advances. Thermal and airflow variability sets environmental separation between residential and commercial uses; non-visual connection with nature sets acoustic targets — tested at design stage, not resolved during delivery. Material connection with nature is evaluated against embodied-carbon benchmarks and projected maintenance intervals. Deviation from any condition is tracked at each reporting interval.

Sector entry is conditional on measured demand — absorption rates and supply pipeline tested against defined thresholds, not assumed. For data centres, power infrastructure and pre-commitment levels are assessed before feasibility modelling begins. For hospitality, occupancy stabilisation timelines and operator covenant strength are tested before a programme advances. Commitment follows evidence. It does not precede it.
